5 Best TenantCloud Alternatives for UK Landlords (2026 Guide)

By 8 min read • August 31, 2026

TenantCloud is unusually broad. You can collect rent, advertise vacancies, screen applicants, deal with maintenance and keep financial records without jumping between several different systems.

The catch for a UK landlord is not really the quality of the software. It is where those tools have been built to work. TenantCloud’s published features are rooted heavily in the US rental market: ACH payments, US credit bureaus, portals such as Zillow and Apartments.com, and tax reporting built around forms such as the 1099.

These five TenantCloud alternatives cover different parts of that workflow, from ongoing portfolio management and compliance to HMO operations and UK tenant advertising.

What should UK landlord software help you manage?

A lot of the day-to-day admin looks the same wherever you rent out property: rent comes in, repairs need doing and documents need storing. The differences start to matter when UK law, tax and banking enter the picture.

Depending on your portfolio and where the property is, that can mean keeping on top of:

  • Gas, electrical and energy certificates. You need a reliable record of expiry and renewal dates for Gas Safety certificates, EICRs and EPCs.
  • Deposits. Where deposit-protection rules apply, the money has to go into an approved scheme and the required prescribed information has to reach the tenant on time.
  • Right to Rent. For relevant tenancies in England, you need a clear record of the checks you carried out.
  • The Renters’ Rights Act. Since 1 May 2026, that includes the new tenancy regime, stating an asking rent in written adverts and not inviting or accepting offers above it.
  • Tax records. Qualifying landlords within Making Tax Digital (MTD) for Income Tax need digital records and quarterly updates.
  • UK banking and advertising. Faster Payments, Direct Debit, Open Banking, Rightmove and Zoopla matter rather more here than ACH and Zillow.

No piece of software will take the legal responsibility away from you. The useful question is simply which of these jobs it can help you keep under control, and which still need to happen elsewhere.

TenantCloud alternatives compared

These five platforms cover different parts of TenantCloud’s feature set, so the best fit depends on which jobs you actually need to replace.

1. Landlord Vision

Best for: UK portfolio landlords who want accounting, compliance and tenancy management in the same system.

Landlord Vision covers the ongoing portfolio-management side of TenantCloud rather than its pre-tenancy advertising and screening tools. Available across web browsers and mobile apps for iOS and Android, it is built specifically for UK rental law, banking and tax obligations.

The accounting side goes much deeper than simple rent logging. You can record income and expenses, bring transactions in through Open Banking and run reports including profit and loss, balance sheet, trial balance and aged debtor information. The other obvious UK advantage is compliance tracking. Gas Safety, EPC and EICR dates can sit alongside tenancy records, with Right to Rent checks recorded in the same system.

Key features

  • Accounts and banking: Open Banking feeds sit alongside built-in accounting and reporting tools, with receipt data extraction.
  • Compliance: Track certificate dates and Right to Rent records, with reminders before key deadlines.
  • Portfolio operations: A tenant portal, maintenance work orders, supplier contacts and multi-user access with permission controls.

Limitations

  • No property advertising: Does not syndicate listings to UK property portals like Rightmove or Zoopla.
  • No tenant referencing: Lacks built-in applicant background checking, requiring landlords to conduct referencing separately.

Pricing

Pricing is tiered by active tenancy allowances. Standard list prices are £19.97 + VAT for Starter (4 tenancies), £34.97 + VAT for Standard (10 tenancies), £44.97 + VAT for Premium (15 tenancies) and £99.97 + VAT for Enterprise (25 tenancies). Extra tenancies cost between £1.10 and £1.50 + VAT per month. A two-week free trial is available.

2. August

Best for: Self-managing landlords who want rent tracking and compliance in a mobile-first platform.

August makes more sense for the landlord who spends too much time checking whether this month’s rent has actually arrived. Accessible via web, iPhone and a basic Android app, it is built for self-managing landlords and HMO operators.

Connect a bank account and August matches incoming payments against the relevant tenancy, rather than leaving you to reconcile everything manually. It also guides you through standard UK compliance obligations, including Gas Safety, EPCs, EICRs, deposit protection notices and Right to Rent checks, extracting renewal dates directly from uploaded documents.

Key features

  • Rent matching: Bank integration that links payments to tenancies and flags arrears automatically.
  • Compliance reminders: Guided checklists and date-extraction for statutory UK safety certificates.
  • Tenant messaging: A dedicated tenant app for communication and logging repairs.

Limitations

  • Tier allowances: Subscription tiers cap the number of active tenancies and connected bank accounts.
  • Pre-tenancy tools: Does not provide portal advertising or applicant credit referencing.

Pricing

August offers a free plan for up to 2 tenancies and 1 connected bank account. Paid tiers start from £11.99 per month, increasing tenancy caps, bank connections and adding advanced reporting features.

Website

3. Alphaletz

Best for: Growing landlords who want rent tracking and broad portfolio records without a heavy accounting setup.

Alphaletz is useful when the information around each property is starting to sprawl. Rent, mortgages, suppliers, documents and jobs can all be attached to the relevant property rather than living in separate spreadsheets or folders.

It connects to UK bank accounts via Open Banking to monitor incoming rent and generate arrears alerts when a payment is missed. Alphaletz keeps property records synchronised between a desktop browser and mobile apps, letting you check tenant contact details, loan terms or safety certificates while away from your desk.

Key features

  • Connected rent tracking: Open Banking integration to monitor cash flow and detect missed rent.
  • Property records: Central tracking for mortgages, suppliers, tenancy documents and maintenance tasks.
  • Mobile and desktop access: Synchronised records across web browsers and native iOS and Android apps.

Limitations

  • No advertising or tenant screening: Does not include tools to list vacant units on UK portals or screen applicants.
  • Plan allowances: The free plan is limited to 3 units and 1 bank feed; higher property tiers require an upgrade.

Pricing

Alphaletz prices by property count, excluding taxes. Discover is free for up to 3 units. Pro costs £11 per month when billed annually (or £14 monthly) for up to 10 units. Pro Plus costs £24 per month billed annually (or £28 monthly) for up to 25 units.

4. COHO

Best for: HMO and shared-living landlords managing multiple occupiers within each property.

COHO approaches management from the individual room upwards. It focuses on UK HMOs, shared housing and co-living schemes, built for situations where several housemates live under one roof on separate agreements.

The software tracks individual room contracts, distinct rent payment schedules and separate move-in dates. It provides tools for HMO-specific compliance, including local council licensing records, room sizes and fire safety checks. The platform also streamlines housemate onboarding workflows and includes direct messaging channels between property managers and tenants.

Key features

  • Room-by-room management: Independent tenancy schedules, rent tracking and occupancy records for each room.
  • HMO compliance: Document management and renewal alerts for HMO licences and communal safety checks.
  • Housemate onboarding: Digital onboarding flows and built-in communication tools for shared houses.

Limitations

  • Pricing model: Costs scale directly per managed unit/room, meaning monthly fees increase with portfolio room count.
  • No portal syndication: Does not syndicate room vacancies directly to mainstream listing portals.

Pricing

COHO charges based on managed units/rooms, excluding VAT. The Starter tier costs £30 + VAT per month (covering up to 12 units). Above 12 units, pricing is charged at £2.50 + VAT per unit per month.

5. OpenRent

Best for: Landlords who need the advertising, tenant-referencing and tenancy-setup side of TenantCloud.

The platforms above focus on managing a portfolio once tenants are in place. OpenRent covers the pre-tenancy marketing and onboarding process that forms a major part of TenantCloud’s appeal.

OpenRent advertises vacant rental properties on major portals, including Zoopla and partner sites (with optional upgrades for Rightmove). It handles applicant enquiries, tenant referencing, tenancy agreement drafting, electronic signatures, initial rent collection and deposit protection with government-approved schemes.

In England and Wales, the rules around upfront costs are very different from the US. Landlords and agents cannot simply pass application or referencing fees on to prospective tenants under the Tenant Fees Act 2019 and the Renting Homes (Fees etc.) (Wales) Act 2019. Under the Renters’ Rights Act 2025, property listings must also state a clear asking rent, with landlords prohibited from encouraging or accepting bids above that figure. That makes the UK rules around advertising and referencing directly relevant when comparing OpenRent with TenantCloud.

Key features

  • Major portal advertising: Direct listing syndication to Zoopla, OpenRent and partner networks, with optional Rightmove distribution.
  • Landlord-paid referencing: Identity verification, credit checks, employment checks and previous landlord references.
  • Tenancy setup (Rent Now): Digital contract signing, deposit collection, scheme registration and prescribed information service.

Limitations

  • Not a full portfolio-management platform: OpenRent focuses mainly on advertising, tenant finding and tenancy setup rather than ongoing accounting and long-term compliance management.
  • One-off transactional fees: Services are charged per vacancy rather than as an ongoing software subscription.

Pricing

OpenRent offers a free basic listing on OpenRent only. Its Ultimate Advertising package is £29 (covering Zoopla and partner sites). The Advertising + Rent Now package costs £58 including VAT (covers advertising, contracts, deposit registration and initial rent collection). Comprehensive tenant referencing costs £30 per reference. Optional Rightmove advertising is available as a £70 add-on.

Which TenantCloud alternative is right for you?

The simplest way to choose between these TenantCloud alternatives is to work out which part of TenantCloud you are actually trying to replace.

If you mainly need a system to run an established portfolio, Landlord Vision combines accounting, compliance and tenancy management in one system. August is more focused on rent tracking and compliance, while Alphaletz is useful for keeping the wider information around a growing portfolio organised. COHO is the specialist choice in this list for HMOs and shared houses.

OpenRent solves a different problem. It covers the advertising, referencing and tenancy-setup work that the other four largely leave outside the system.

For many UK landlords, there is no single one-to-one replacement that covers both pre-tenancy marketing and day-to-day management. For some landlords, that may mean pairing a tenant-find service such as OpenRent with a management platform such as Landlord Vision, rather than expecting one product to handle every stage.

Frequently asked questions

Does TenantCloud work in the UK?

It is too strong to say TenantCloud cannot be used by UK landlords. However, its core features remain heavily oriented toward the US rental market, including ACH payment processing, 1099 tax reporting, US credit screening bureaus and US listing portals. UK landlords should therefore assess whether these US-specific workflows fit their UK legal and operational requirements.

Can I advertise on Rightmove and Zoopla as a private landlord?

Rightmove and Zoopla do not allow private landlords to list properties directly. Private landlords typically access the portals through an online letting platform or agent, such as OpenRent, subject to current availability and package terms.

Which UK platforms support Making Tax Digital?

Landlord Vision and August publish MTD for Income Tax features. Since 6 April 2026, MTD applies to qualifying individuals with combined self-employment and property income over £50,000, subject to statutory rules.

Can I charge tenants an application fee in England?

No. In England, the Tenant Fees Act 2019 strictly prohibits landlords and letting agents from charging application, administration or referencing fees to tenants. Any applicant screening or referencing costs must be paid directly by the landlord or agent.
