Choosing between GetGround (getground.co.uk) and another provider is not a simple, like-for-like software comparison. GetGround is a UK property investment platform that sets up and administers special purpose vehicle (SPV) limited companies for buy-to-let investors. Across its plans, GetGround combines company formation, registered office services, a business account, bookkeeping, annual accounts and Corporation Tax filing, alongside optional mortgages, sourcing and lettings management.
GetGround currently offers a free platform tier, Core from £48 a month including VAT for one property (covering company formation, accounting, statutory filings and mortgage support), and Complete from £198 a month including VAT (adding lettings, management and insurance). Paid pricing scales with portfolio size. However, most alternative providers do not attempt to offer this complete bundle.
Before comparing prices, it helps to decide what you are actually looking for. Do you need someone to set up and administer the company, an accountant to handle the filings, software to keep the records straight, or a system for managing the properties themselves?
The alternatives below are organised by the specific administrative jobs they perform. Some landlords may find a single software tool sufficient, while others may pair specialist accountancy with dedicated property software.
GetGround alternatives comparison table
| Option | Best for | What it replaces | Ownership route | Standard pricing |
| Landlord Vision | Running the portfolio day to day | Bookkeeping records, rent, compliance and MTD for qualifying personally held income | Personally held and company held | From £19.97 + VAT / month |
| Provestor | Company setup and ongoing property accounts | Formation, registered office, annual accounts and Corporation Tax | Company held | From £12.49 + VAT / month + setup |
| UK Landlord Tax | Fixed-fee specialist property accountancy | Formation, annual accounts, CT600 and company administration | Company held; separate personal-tax services available | Accounts from £595 + VAT |
| Xero | General-ledger bookkeeping with an accountant | Bank reconciliation and general company bookkeeping | Company held and personally held records | From £16 + VAT / month (Ignite) |
| FreeAgent | General company bookkeeping where property-company CT600 filing is handled elsewhere | General bookkeeping; selected filings outside property companies | Personally held property; general company bookkeeping with filing limits | £33 + VAT / month (standard) |
| 1st Formations | Company incorporation and address services | Formation, registered office and company administration | Company formation only | Packages from £2.99 + VAT (+ £100 statutory fee) |
Note: No single option above replaces GetGround’s complete combination of company formation, accounting, mortgages, lettings and property management. MTD refers to MTD for Income Tax, which applies to qualifying personally held rental income rather than rent received by a limited company.

1. Landlord Vision
Best for: Portfolio landlords who already have their ownership and accountancy arrangements in place and want one system to run the portfolio itself.

Landlord Vision does not form an SPV, act as a registered office or prepare a company’s statutory accounts and Corporation Tax return. It covers a different part of the job: managing the properties, tenancies, money and compliance once the legal structure is established.
The platform allows landlords to manage privately held and company-owned properties side by side within a single account, including mixed portfolios and multi-let HMOs. It connects to bank feeds via Open Banking to record rent and expenses, reconcile transactions, monitor property compliance deadlines (such as Gas Safety, EPC and EICR), store documents and generate work orders.
For financial oversight, Landlord Vision produces a detailed accounting reporting suite, including profit and loss, balance sheet, nominal ledger, trial balance, aged receivables and payables, cash flow and capital gains reports. MTD for Income Tax filing tools are included across all plans for qualifying personally held property income.
Limitations
- No statutory company filing: It does not incorporate limited companies or submit CT600 Corporation Tax returns to HMRC.
- Feature tiering: Operational tools like the tenant portal, legal document centre, work orders, Xero sync and VAT support require Standard, Premium or Enterprise plans.
Pricing
Pricing is tiered by active tenancy allowances. Standard monthly list prices are £19.97 + VAT for Starter (4 tenancies), £34.97 + VAT for Standard (10 tenancies), £44.97 + VAT for Premium (15 tenancies) and £99.97 + VAT for Enterprise (25 tenancies). Extra tenancies cost between £1.10 and £1.50 + VAT per month. A two-week free trial is available.
2. Provestor

Best for: Landlords who want a property specialist to set up the company and continue handling its annual accounts.
Of the options in this comparison, Provestor comes closest to replacing GetGround’s company-formation and accounting package through one property-focused provider. It combines specialist property accountancy with its own dedicated software.
Depending on the plan, Provestor offers limited company formation, registered office address services, mail handling, annual accounts preparation, Corporation Tax filing, confirmation statements and company-secretarial support. Landlords use Provestor’s software to log income and expenses, while its accounting team reviews the records and submits statutory year-end filings.
Limitations
- No tenancy operations: It does not provide tools for tenant communications, maintenance routing or property work orders.
- Setup fees: Company formation and setup attract a separate upfront charge on lower plans (£149 + VAT).
Pricing
Prices exclude VAT. Ready to Rent costs £12.49 + VAT per month (plus £149 setup) for software and company administration. Pro Accounts costs £29.99 + VAT per month (plus £149 setup) and adds year-end accounts and CT600 filing. Company Advisor costs £89 + VAT per month (setup included) for named accountant support and tax planning.
3. UK Landlord Tax

Best for: Landlords who want specialist property tax accountants with published fixed fees rather than a software subscription.
UK Landlord Tax is an accountancy firm rather than a software platform. This route suits a landlord who prefers professional accountancy services performed for them, leaving them free to select separate property software if required.
The firm provides limited company incorporation, annual statutory accounts, CT600 Corporation Tax returns, confirmation statements, registered office address services and ATED (Annual Tax on Enveloped Dwellings) filings. It also offers monthly or quarterly bookkeeping packages for landlords who want their transaction logs managed professionally.
Limitations
- No property management software: There is no tenant portal or maintenance workflow system included.
- Separate Companies House charges: UK Landlord Tax states that its confirmation-statement service fee does not include the £50 Companies House filing charge. Confirm whether the statutory £100 incorporation fee is included in any company-formation quote.
Pricing
Fixed fees exclude VAT. Annual company accounts and CT600 returns start from £595 + VAT. Ongoing bookkeeping starts from £75 + VAT per month. Company incorporation starts from £175 + VAT, and registered office services start from £95 + VAT annually.
4. Xero

Best for: Property companies whose accountant already works from a general-ledger accounting platform.
Xero approaches business administration from the general accounting side rather than property management. It gives a company and its accountant a general ledger, bank reconciliation and financial reports, but it does not organise tenancies or compliance certificates.
Xero lets a company and its accountant work from the same bookkeeping records before the year-end accounts and Corporation Tax return are prepared. Landlord Vision offers a direct Xero integration on its Enterprise plan, allowing landlords to connect portfolio management records with their accountant’s general ledger.
Limitations
- No property management features: Xero contains no tenancy tracking, safety certificate reminders, or property maintenance tools.
- Year-end filing remains separate: Xero’s standard accounting plans provide bookkeeping and financial records, but the property company still needs an appropriate process for preparing and filing its statutory accounts and Corporation Tax return.
Pricing
Prices exclude VAT. The Ignite plan costs £16 + VAT per month, Grow costs £37 + VAT per month, and Comprehensive costs £50 + VAT per month. (Note: Xero’s £7 per month Simple plan is designed for non-VAT sole traders and is not structured for property companies)..
5. FreeAgent

Best for: General company bookkeeping where property-company CT600 filing is handled elsewhere.
FreeAgent is a cloud accounting platform designed for small businesses, freelancers and sole traders. It provides automated bank feeds, expense tracking, invoice management and financial reporting.
FreeAgent can file statutory accounts (FRS 105) and CT600 returns for many standard micro-entities. However, FreeAgent’s official documentation states that its CT600 submission tool does not currently support the property-business box required for a limited-company landlord. Consequently, an incorporated property business cannot use FreeAgent to file its Corporation Tax return directly with HMRC, meaning an accountant or secondary filing tool is required.
Limitations
- CT600 property limitation: Cannot file Corporation Tax returns for limited-company landlords directly to HMRC.
- No tenancy management: Does not include property compliance tracking, rent deposit logging, or work order management.
Pricing
FreeAgent’s standard direct price is £33 + VAT per month. Promotional introductory rates may be available, and some eligible bank current account holders (with NatWest, Royal Bank of Scotland or Mettle) can receive free access through their provider.
6. 1st Formations

Best for: Landlords who only need an SPV company formed and want to choose banking, accounting and property software separately.
1st Formations is an online company formation agent. This option suits landlords taking an unbundled approach: forming the limited company via a specialist agent, hiring an accountant for year-end filings, and choosing separate software for day-to-day management.
Its packages include online company incorporation, registered office address services, director service addresses and confirmation statement filings.
Limitations
- Formation and address services only: It does not provide bookkeeping software, tax advice, rent tracking or statutory account preparation.
- Separate official fee: 1st Formations adds the statutory £100 Companies House incorporation fee to its package price.
Pricing
Prices exclude VAT and statutory fees. Digital formation packages start from £2.99 + VAT (plus the mandatory £100 Companies House fee). Privacy packages (including registered office address) start from £17.99 + VAT. Registered office address renewals cost £39 + VAT annually.
Which GetGround alternative is right for your property business?
You do not necessarily need another all-in-one platform. In many cases, the better fit may be to combine a specialist accountant or formation service with separate software for bookkeeping or portfolio management.
Provestor and UK Landlord Tax provide property-focused accountancy and company administration, while 1st Formations offers an unbundled incorporation setup. Xero and FreeAgent cover general business bookkeeping, although property-company filing still needs to be handled separately where their standard tools do not cover it.
Landlord Vision is designed for portfolio landlords who want a clearer way to manage the day-to-day running of their properties. It brings rent and expense tracking, tenancy management, compliance and financial records together in one place, including both company-owned and personally owned properties.
Always get advice from a qualified accountant or tax adviser before changing ownership structures or transferring personally held property into a company.
Frequently asked questions
Do I need a special accountant for a property limited company?
A general accountant may be able to handle a property company, but experience in this area can be valuable. Relevant issues include rental-business expenses, finance costs under Corporation Tax rules, directors’ loan accounts, chargeable gains, ATED where applicable, annual accounts and Corporation Tax filings. Check that the adviser regularly works with property companies and can cover the services your setup requires.
Does Making Tax Digital apply to limited-company landlords?
No. Making Tax Digital (MTD) for Income Tax applies strictly to qualifying individuals receiving personal property or self-employment income under Self Assessment. Rental income received by a limited company is reported through annual statutory accounts to Companies House and a CT600 Corporation Tax return to HMRC.
Can I move my SPV away from GetGround?
Yes. A limited company belongs to its shareholders, not its service provider. However, transferring administrative responsibility requires careful planning. You should confirm how to transfer bookkeeping records, bank account access, registered office addresses, Companies House authentication codes and HMRC agent authorities before ending an existing agreement.
Can one platform handle both company-held and personally held properties?
Yes. Platforms like Landlord Vision allow you to track privately owned and limited-company properties side by side in one account. However, keeping both ownership routes in one software account does not combine their tax obligations. A company still needs annual accounts and a Corporation Tax return, while personally received rental income is dealt with through Self Assessment and, where applicable, MTD for Income Tax.
